Land Investment

Black Obsidian Group holds freehold and beachfront leasehold plots of land​ in the northern region of Mauritius. 

The company currently operates in the niche segment of residential land parcelling ​projects. We aim to develop land with gross areas of around 8,000 square metres (c. 2 acres), with a typical investment life cycle of between 15-18 months.

The company has the ability to bring onboard banking and financial institution relationships to unlock projects. 

1921 Le Parc is Black Obsidian Group's flagship project. A 15-year masterplan has been developed for the strategic 10 acre land slate at Triolet, which encompasses a gated residential estate, an endemic garden with commercial elements for the yielding elements of the project.

Land Size

Given the significant time and efforts put into a land parcelling project, the minimum land size which we assess is at a minimum of 1.5 acres such that the quantum of return justify the energy spent on the project.

Zoning

We look for land with the conversion rights already obtained. Unconverted land investments are assessed if there are significant merits attached to the land acquisition opportunity.

Road Access

Land must be within existing road networks or within reasonable distance from existing roads.

Land Acquisition Price

As a rule-of-thumb, the bulk land acquisition price should be at around 60% of the price of smaller plots of land, especially with the development criteria at the level of Ministry of Housing and Lands becoming more stringent as regards to infrastructure and services connections.
